I dunno i think we could get Episode 3 in 2011. Episode 3 is one of the most ambitious projects Valve have worked on so it's going to take a lot longer than the others. Episode 2 was in production while they were still working on Episode 1 so it took longer than 16 months. If i remember correctly Valve were still working on the story at the beginning of this year.
