Hammer Lagging/Choppy

I have a strange problem (with Hammer). It seems that whenever I'm using the selection tool, the program gets horribly choppy. I just recently boosted my computer's RAM, and before that Hammer was working perfectly. I always make sure my other steam windows are closed, and close as many other programs as I can, so it's not because of a lack of memory. The really unusual part is that every other part of hammer works fine. Even if I click and hold the mouse, bring down a menu, open a new window, or use a different tool it goes perfectly smoothly. The only time I have a problem is when I'm moving the selection tool around in the main window area. Can anyone give a guess as to why this might be?

Standard fix-alls are your Reset Game Configurations and Refresh SDK Content tools.

I did both already, I even tried reinstalling the latest version of Hammer. didn't work.

steam/hammer now seems to using 50%+ of my CPU right now. tried playing a bit of UT2K4 with hammer open (which was fine before) and my FPS was dismal

Zoom in very much so that you dont view the whole map on the top view/side views that are in wirefram mode. It speeds it up.
