after model's compiling I see in console next error: "NPC_rat moving with speed < = 0"

I'm not sure, but i think your rat is not moving. In your modeling program move the model in space don't let it walk on one spot. --> http://developer.valvesoftware.com/wiki/Locking_Npc_Animations
