In your "My Games" list, is everything updated to 100%?
Check if the games are all up to date by right-clicking on the name, selecting "Properties" and clicking on the "Updates" tab. Now make sure the option is set to automatically update.

Also, if it's completely updated, try clicking this link to solve the problem:
steam://validate/211

If my games have not yet been validated, then how can i play my source games. And to my knowledge if i have validated my HL2 copy with steam, then i can't validate it again.Right ?????

So you just double-click on "Source SDK", and that first picture you posted shows up?

It checks your program for errors and corrupted code. Don't assume stuff :p

EDIT: btw what happens when you press "run anyway"

Left-click on the Steam tray icon.
Select "Games".
Click on the "My Games" tab.
Right-click on the game you want to check.
Select "Properties".
Click on the "Local Files" tab.
Click on the "Delete local game content..." button to remove the game.
Do this for the SDK. Now restart Steam and redownload it.
